Cancellation & Refund Policy
Effective September 8, 2026
1. Cancellation before move-in
If you cancel after signing but before your move-in date, tell us in writing (email is fine). The fee is half of one month's rent if your notice reaches us 30 or more days before move-in, and one full month's rent inside 30 days or if you simply don't move in. We take the fee from what you've already paid and refund everything else — deposit, cleaning and restocking fees, and any rent — within 14 days.
2. Early termination during your stay
If you want to leave before your contracted end date, tell us in writing (email is fine) at least one month ahead; the earliest you can leave is the end of your third month, or the last day of your contract, whichever comes first. Your rent for the time you actually stayed is then recalculated at our standard rate for a stay of that length, as listed in your agreement, and you pay the difference. Any rent already paid for the period after you leave goes toward that difference first, and whatever remains is refunded to you. Once that is settled, you owe nothing further.
3. Security deposit
Your deposit is paid when you sign your rental agreement and is fully refundable at the end of your stay. We use it to settle any outstanding issues such as damage beyond normal wear and tear or unpaid charges. We arrange a professional inspection and cleaning — you do not need to deep clean the apartment yourself. Any deductions will be itemised and communicated to you before the refund is processed. If there are no issues, you receive your full deposit back. Refunds are processed via bank transfer within 14 days of move-out. All refunds are issued in Japanese Yen (JPY).
4. Exceptions
In cases of force majeure — natural disasters, government-mandated lockdowns, or other events beyond reasonable control — we will work with you on a case-by-case basis to find a fair resolution. We aim to be flexible and reasonable in all circumstances.
