1. Acceptance of terms
By accessing or using the HalfKey website (listings.halfkey.jp), you agree to be bound by these Terms of Service. If you do not agree, please do not use the site.
2. Description of services
HalfKey provides a curated selection of fully furnished, mid-term rental properties in Tokyo for stays of one month or longer. HalfKey leases properties from property owners in its own name under master lease agreements, and separately subleases those properties to tenants in its own name under fixed-term residential lease agreements. HalfKey contracts as principal with each property owner and each tenant. Property owners and tenants do not enter into rental agreements with one another through HalfKey, and HalfKey does not act as a real estate broker, agent, or intermediary in arranging a lease between them. Our services include property search and matching, contract facilitation in English, guarantor coordination, move-in support, ongoing maintenance handling, and a personal concierge service available throughout your stay.
3. Eligibility
Our services are available to individuals of all nationalities who are at least 18 years old. By using our services, you represent that you meet these requirements and that the information you provide is accurate and complete.
4. Booking and payments
Rental pricing is displayed as all-inclusive monthly rates in Japanese Yen (JPY). Move-in costs — including first month's rent, deposit, and any applicable one-time fees — are paid before your move-in date. All payments are accepted by bank transfer or credit card. All costs are disclosed upfront in your rental contract before signing. There are no agent fees, booking fees, or hidden charges.

You agree to provide accurate information in your application, comply with the terms of your rental agreement, treat the property with reasonable care, and communicate any issues or maintenance needs promptly. You must not use the property for unlawful purposes or in a way that causes disturbance to neighbours.
7. Intellectual property
All content on this website — including text, images, logos, and design — is the property of HalfKey KK or its licensors. You may not copy, reproduce, distribute, or create derivative works from any content without prior written permission.
8. Limitation of liability
HalfKey provides this website and its content on an "as is" basis. While we make every effort to ensure accuracy, we do not guarantee that all information is complete or up to date. HalfKey is not liable for any indirect, incidental, or consequential damages arising from your use of the website or our services, to the fullest extent permitted by law.
9. Governing law
These terms are governed by the laws of Japan. Any disputes arising from these terms or your use of our services shall be subject to the exclusive jurisdiction of the Tokyo District Court.
10. Changes to these terms
We may update these terms from time to time. Changes take effect when posted on this page. Continued use of the site after changes constitutes acceptance of the revised terms.
